- Selling your home with ACR
The Selling Process
A calm, clear journey from valuation through to completion, guided by people who know South Yorkshire inside out.
- how it works
Selling with confidence, every step of the way
ACR offers competitive rates with flexible payment options to suit your situation. We work alongside trusted partners to cover every aspect of your move, from legal to financial. Our team is local, experienced, and with you from first valuation right through to completion.
- The process
From first valuation to handing over the keys.
01
Market valuation
We visit your property and provide an honest, research-backed valuation. You receive a clear breakdown of how we arrived at the figure and what the local market is doing right now.
02
Preparing your property for viewings
First impressions matter. We advise on presentation, decluttering, and any quick fixes that could add real value before photographs are taken.
03
Marketing the property
Your property is listed on Rightmove, Zoopla, and our own site with professional photography and a description that reaches the right buyers quickly.
04
Energy Performance Certificate
An EPC is a legal requirement before your property can be marketed. We can arrange an accredited assessor visit if you don't already have a valid certificate.
05
Viewings
Viewings are usually shared between us and you, the seller, whatever works best for your schedule. You receive honest feedback after every visit so you are always in the picture.
06
Receiving offers
All offers are presented to you promptly in writing. We verify each buyer's position and advise on the best way to respond, whether accepting, rejecting, or negotiating.
07
Instructing a solicitor
Once you accept an offer, you need a conveyancing solicitor to handle the legal transfer. We can recommend experienced local solicitors who understand the pace a sale demands.
08
Legal work
Your solicitor prepares a draft contract and responds to enquiries raised by the buyer's solicitor. This stage can take several weeks, and we keep everyone on track throughout.
09
Progressing the sale
We act as the central point of contact between you, your buyer, solicitors, and any chain above or below. Regular updates mean nothing stalls without your knowledge.
10
Exchange of contracts
Both parties sign identical contracts and exchange them through their solicitors. A completion date is agreed and a deposit is paid, making the sale legally binding.
11
Completion
The remaining balance transfers and ownership changes hands. Keys are released and the property is officially sold, a moment we are proud to help you reach.
12
Moving day
The practical work begins. We are on hand for any last-minute queries and to help ensure the handover goes smoothly so you can focus on the next chapter.
